The cottage is cosy and quirky. The space and gardens really open the house up and make it a great place for families to explore and enjoy time playing and relaxing. The downstairs areas consists of a cosy living room which has a lovely cottage feel with a big open fire and plenty of free firewood that you are welcome to use. There is a dining area in this room with a large wooden table and chairs for enjoying family suppers or a board game or two.
There are three aspects looking out to the land around the property which makes the room a lovely light and comfortable space.
A large collection of books are available which you’ll be able to share and read during your stay. There is also a small TV for catching those unmissable shows and wi-fi.
The separate galley kitchen is well equipped for self catering families, with an electric hob, oven and dishwasher.
The cottage also benefits from a newly installed bathroom with a stand in shower, sink and toilet.
Upstairs, there are two generous bedrooms each with their own decorative fireplaces and secondary glazing. The master bedroom consists of a double bed and is very light and spacious. It has a newly installed toilet room and sink. The twin bedroom has two single beds and views to the surrounding fields and tennis court, letting in ample of light to the room.
Central heating has recently been installed in the cottage, giving that cosy feel during winter months. The whole property has recently been painted and is abundant with unique artwork on the walls.
There is an out building in the garden which has a table tennis table with balls and rackets available.
The tennis court is in need of resurfacing however it is great for a knock around - old rackets are available and balls however if you are a keen player please bring your own equipment.
The large, open garden which wraps around the cottage is what really makes this property. It has its own orchard and we welcome guests to help themselves to the fruit from the apple trees whilst being considerate to other guests.
In the garage are tables and chairs and there are plenty of seating areas to enjoy those summer evenings and catch the last few rays of sunshine.
The grounds also include a sunken wood where you can explore but please ensure children are supervised as there is a steep drop.
Dogs are very welcome to stay free of charge if booked in advance. We ask that they remain off of the furniture. We provide dog treats, a water and food bowl and towels for you to dry them after a nice walk! Please note that although the garden is very large, it is not secure.
A welcome pack is left out for our guests upon arrival which consists of -
Tea, coffee, sugar, tea towels, cloths, hand wash, cooking spray, dishwasher tablets, rinse aid, matches, sun cream, tissues, hand sanitiser, bin bags, scrubbing brush, salt, pepper, fire lighters, pen and tinfoil as well as a some goodies including chocolates and sweets!
We also include shampoo and conditioner in the bathroom and hand wash at each sink.
We can provide a travel cot (please provide your own linen) and high chair along with baby packs 0-2 years and toddler packs 2-4 years. Items are subject to availability and requested in advance for shot stays only. All items are to be left in the property at the end of your stay. They will be cleaned and sterilised between each use.

Local Area
Set in a quiet lane, the property has much to offer in the local area. The countryside of the beautiful South Downs National Park and the south coast are within a short drive.
For families with children, Aldingbourne Country Centre is located only a 7 minute walk away and entry includes the farm, soft play, mini golf, maze, play park and tractors. There is also a cafe which you can drop in for a coffee even if you dont enter the farm. Conferences are also held in the impressive new building.
The nearest pubs for a spot of lunch or dinner are within a short drive -
The George at Eartham is a lovely traditional country pub in a neighbouring village and is a 30 minute walk or 4 minute drive away. The Old Stables is located in Fontwell, only a 2 minute drive away and offers a great menu. It is also handy if you are attending Fontwell Horse Racing.
The house is in a secluded located and the nearest village shop is in the village of Westergate, which is a 5 minute drive away. The village of Westergate also has a nice Indian restaurant for eat in or take away food. The nearest petrol station is located in Fontwell, a 2 minute drive away.
Further shops, bars, restaurants and cafes can be found in the Historic city of Chichester or the town of Arundel.
If you plan to visit Chichester then a trip to the Cathedral is a must. Entry is free and you can explore inside and around the grounds and gardens. There are many parks and open green spaces in Chichester along with museums and walks too. The city walls walk takes in the whole of the City.
Chichester canal offers either lovely walks down towards Chichester Marina or boat trips.
There is also a cinema and bowling alley at Chichester Gate.
Arundel is a beautiful town and full of quaint, quirky shops and antiques shops. It also has lots of lovely tearooms offering afternoon teas. The castle is open during the summer for you to explore.
The Goodwood Estate is just 10 minutes drive, which offers a myriad of events throughout the season including motor-racing (Goodwood Festival of Speed, Goodwood Revival & Members Meetings) and horse-racing. There are buses and many taxi companies operating in the area, please do not hesitate to contact us if you need any help in organising this.
