Regardless of the time of year you choose to visit, you will have unlimited ways to use each day, including hiking, lake fun, and city exploration! You can also take advantage of the nearby skiing at Bristol Mountain.

As soon as you step inside, you will be greeted by neutral tones of grey and white that will put you at ease in no time. The well-equipped kitchen will allow you to stay home for meals and reminisce with loved ones over your favorite cuisine. Located on the southwest side of the lake, this home boasts unbeatable sunset views, a warming fireplace to cozy up beside with a cup of cocoa, board games, and all the modern conveniences such as free WiFi and a smart TV to stream favorite movies or share favorite memories on social media.

Unit-Specific Terms. Certain jurisdictions, resorts, and specific homes require renters to agree to additional terms and conditions (“Unit-Specific Terms”). We will inform you during the reservation process of any Unit-Specific Terms that apply to rental of the Property. If any provision of Unit-Specific Terms differs from the Terms in this Agreement, the provision of the Unit-Specific Terms will control.

Maximum occupancy is 4, guests cannot ask permission to exceed the listed maximum occupancy per Town of South Bristol, NY short term rental ordinance, see Town of South Bristol, NY Chapter 141 SHORT-TERM RENTALS municiple code.

- Town of South Bristol Good Neighbor statement:
(a) That the short-term rental is in a residential area in the Town of South Bristol and that tenants shall be courteous and respectful of the property and privacy rights of the residents of neighboring houses and properties;
(b) A statement that tenants and guests must comply with the Noise Law of the Town of South Bristol as outlined in Chapter 113 of the Code of the Town of South Bristol;
(c) All renters will be subject to New York Penal Law § 240.20 or any successor statute
regarding disorderly conduct;
(d) A statement that littering is illegal;
(e) A statement that all fires must be attended;
(f) A statement that there shall be no use of, or trespass upon, lands of neighboring houses or properties for any purpose at any time;
(g) That the use of fireworks and firecrackers of any kind are prohibited on the rental unit property; and
(h) No recreational vehicles, travel trailers, tents, or other temporary shelters shall be used with a short-term rental unit to house guests, tenants, or other individuals on the premises.

Damage waiver: The total cost of your reservation for this Property includes a nightly damage waiver fee, plus tax if applicable (the “Damage Waiver”). (A discount may be applied for stays of 28 nights or longer, if permitted.) The Damage Waiver covers you for up to $3,000 of accidental damage to the Property or its contents (such as furniture, fixtures, and appliances) as long as you report the incident to the host prior to checking out. The Damage Waiver fee eliminates the need for a traditional security deposit.
